Title: Garage floor paint/2 part epoxy - what to do?
Post by: chr1S on Jan 5, 2010, 08:28AM
Ok,

So it's time I seal my f'n garage floor as I'm sick to death of the farkin sand particles.

I know there is a floor paint you can get which is 1 part and a 2 part epoxy, obviously to me the 1 part is less resilient to things like turps, etc, and the two part epoxy would be a PITA to destroy.

I don't have alot of money so I don't mind going down the 1 part route, I just have to be extra careful, and lets face it, it's a garage not a workshop.

Who has any experiance with the 1 part stuff?

What is good to buy, where can I get it, how much am I looking at (lets say for a double garage or something - although I have more to do, so if bulk buy is an option I may do that), does it last for you, etc

All the advise I can give from being around work shops all my life is get one that has grip. Their is Paints/Sealers on the market that do have grip when wet and still seal very well without particles coming off. I've had a pretty serious fall on the shiny 2 Pac stuff and after 2 operations my knee is still stuffed.

^ Yeha I was thinking of that, don't want to be carrying something awkward and walking through a wet spot.

This stuff looks good, local paint store said $170 but I'm sure I can get a better deal (I think that was for a shitload of paint too)

i have painted a few workshop floors in my time and we used patio paint, its non slip, fairly resilient, use nifti to clean up oil spot and so on and it will last for a long time

Thanks Lgee, I think I will go ahead with it.

The guy at my local specialist paint store recommended it highly considering what i'll be doing.

next question for you guys, I have unrendered bricks, so pretty much fresh brickwork which also makes a F load of dust, I want to paint straight over it without rendering (cbf), what should I paint it with? Apparently there is wall paint, but does it have to be? Dulux 101 so I can wash shit off?  :P

Update for you guys.

15L of undercoat primer, ended up running out, that many F'n walls that absorb the paint is nuts.

Used 25L of paint to paint all the walls and I still ran out. Oh well, it looks better than before now anyway!

I'm still vacuuming the floor from a concrete grinder I hired to grind down the concrete. It's come out farking new. I will be applying the floor paint in the next couple of days hopefully, then it's time to bring all the shit back in.

I'm using Berger Jet Dry HD bdw.

So after vacuuming, the grinder did an OK job. The oil stains are still evident, degreaser does nothing. That's what you get for leaving oil stains for more than 2 years thinking a quick spray of degreaser initially does the job.  ::)

I tried hydrochloric acid, diluted didn't help too much, so I went straight on, it brought it up better but damaged the suface of the concrete obviously. In hindsight I should of left it with a smoother finish as it's going to be annoying now after it's painted with the pits.

Anyway, so I did a test lay of paint, in non oiled areas, dried nicely. I went over an oil patch, it's kind of tacky, now I'm not sure if it's because I went on thick and it was fairly cold last night or it's reacting with the paint. Since I don't have time to stuff around and let it dry longer, I painted the whole floor regardless, the smell of the paint is very strong and I probably should have worn a mask, but whats done is done.

I shall investigate the floor in two days to see if it's dried correctly. 15L is not enough, I have about 2-3L left and I need to do another coat so more paint is on order.

I'll keep you guys updated.

Chris, how is the paint holding up? Going to have my new 6 x 6.5 garage to do in December.

Loves it man!

Just don't scrape shit along the floor and you're sweet. I've been spilling oil and walking around in the same spot all year, i wipe it up, goes abit dark, but as soon as I get the sugar soap/floor cleaner out it comes up new again!

I'd do more than 2 coats though.

But as I said, do NOT scrape a gearbox along the ground or drop something sharp/heavy, its going to chip the concrete anyway, not like its a paint issue, you can always go over it again..

Berger Jet Dry is only a 1 pack oil based paint right?

Went and spoke to the guys at Protec round the corner from work, they suggest their 370 Epotec 2 pack epoxy in the 8L kit, which they said will do 2 coats at 40sqm (apparently). $120 + gst for the kit, as opposed to $475 for a PPG version....

I didnt get a chance to do alot of looking around, the only 2 part stuff I could compare it with was the dulux offerings which can be found at bunnings warehouse, it was alot more expensive than the equivalent area to be covered with the berger jet dry.

If you have the budget, just spend it on the good stuff. We're moving from here now so painting the floor only served me for a year really by the time we get out of here. If I was living here for good and it was my own home, i'd be doing the epoxy gear.

Will be doing this in a week's time...I'll take pics of the whole process for anyone that's interested.

So far it will be:
1. Degrease / high pressure wash
2. Sweep / vaccuum any dust
3. Acid etch then rinse, rinse with diluted ammonia solution to neutralize the acid, then rinse again
4. Let dry for 12 hrs
5. First coat thinned out to penetrate into concrete, will find out how much to thin it out
6. Dry for 24hrs
7. Second coat, no thinners
8. Cure for one week before moving all my shit in!

Not trying the concrete grinder method? It's dusty as hell but it really cleans the floor up.

When I used acid, I found that it pitted my floor and is rough in these areas, where I didn't use it, it's smooth as a whistle from the grinder and man, so easy to clean.

nah mate, concrete is only 12-ish yrs old, and is only 38 sqm.

Clean and etch will do it.

My old man is grinding his garage floor, it's been painted once 16 yrs ago so he needs to do it. Mine is unpainted concrete.

Did you thin out the first coat so it soaked into the concrete a little better chris?

I'd say dont do it, the concrete ate it up pretty hardcore as it was.. my second coat I did nice and thick though. I need to touch up some areas, where I dragged a couple engines across i've torn up the paint (expected though)

Monday afternoon after 2nd coat.

Bought another kit of the Epotec 370, one kit didn't look like it would do the job even though they advised it would do 2 coats at 40sqm. I've got enough left to make up another 6L which will come in handy for painting some other stuff in the garage.

I probably should have filled all the cracks and little imperfections, but they will open up again later on so i'm not fussed. The main work areas are uncracked and coated with the paint.

My advice:

Degrease the shit out of the floor, try and get everything up out of the concrete if you can.

Let it dry for 2 days if possible since you will get the slab saturated with a high pressure washer.

Vacuum up all the concrete dust after etching / grinding, sweeping it out was a [i seem to suffer from tourettes].

Thin out the first coat to let it soak into the slab.

Don't be a tightass with the paint, don't overdo the first coat so it soaks in, use plenty for the second coat, it'll make your life much easier!

Clean up is easy for buckets / painting trays, wait for the stuff to dry and peel it off in one piece.

I'll take your advice and grind it when I do the next one. It could have come up better, but it's ok.

It looks little a tiny in the pics, but it's 5.5m deep by 6.8m wide, plus another 3m wide by 4m deep shed directly next to it. That's coming down in 6-12 months and another room built in its place with an entrance cut into the wall directly opposite the window. Compared to the 21 sqm shithole of a garage i'm about to move out of, this space is a palace.

I'm already thinking about knocking the back wall down and moving it back another metre.

If that is just for the black U12, it's plenty, i'd probably extend that door at the back to a double width size and make another dirty room(for your machines) and a dividing wall for a clean room (for assembling and diagnosing/electronic work).

But are you planning on moving again? I guess not since the little one will probably settle in this one and become more expensive :P

There's only approx 2m from that back entry door to the fence, and I need the room down the back left side of the garage near the shed for my car trailer, no where else to secure it unfortunately. Otherwise i'd extend the bitch massively!

The solid wall side of the garage will be the "work" bay for the black car, the window / plaster side will be the welding / machining / general purpose side for now until the new room is built. The 3x4 shed that's there will be great atm for storing all my other stuff like engine hoist / stuff that gets used but not often / parts etc.

When the little guy gets his license (which will come far too quck!!!) i'm moving out to a huge fucking block with a 20x20 workshop or the like.
